This customer came to us needing an RV garage in Lake Stevens to fit his 31’ RV and boat. With extra space for a shop. He also wanted a lean-to to park his trailer and a loft for additional storage. It was important that the design met all his needs while working within the space constraints of his property. One of the challenges we faced during this project was navigating the permitting process. Due to property line setbacks and local regulations, we had to make adjustments to the design to meet the code requirements.
After some back-and-forth with the permitting office, we came up with a creative solution: a bump-out addition on one side of the garage. This allowed just enough extra space to fit the RV while keeping the building compliant with the setback rules. The final result is a great-looking building that has room for everything. It fits the RV and boat perfectly, offers plenty of shop space, and includes a lean-to for the trailer and a loft for additional storage. It’s a functional and practical solution that works perfectly for the customer’s needs.
Building Specifications and Features

- Building Dimensions: The 40’ x 40’ x 16’ structure provides ample space for the customer’s RV, boat, shop, and more. The second-story loft adds extra storage capacity.
- Garage Doors:
- (1) 10’ x 7’ steel-backed insulated door with lites
- (2) 12’ x 14’ steel-backed insulated doors with lites and chain hoist
- Walk-In Doors: 3’ x 6’8” PermaBilt® 6-panel door with self-closing hinges and a stainless steel lockset for secure entry.
- Windows: (2) 4’ x 3’ and (3) 4’ x 2’ windows.
- Concrete Floor:40’ x 40’ x 4” concrete floor with fibermesh reinforcement and zip-strip crack-control.
- Additional Features: Bird blocking at both gables, a full 18” perimeter overhang. 10’ continuous flow ridge vent for ventilation, and a 40’ x 12’ second-story floor with a 2” x 6” guardrail provide additional functionality and durability.
