Barndominium vs. Pole Barn: What’s the Difference?

If you’ve been researching pole barns and barndominiums, you’ve probably noticed the comparison articles treat them like two separate things competing for your budget. They’re not. A barndominium is a pole barn. More precisely, it’s a post-frame structure built to the same specifications as any pole barn shop or garage, finished on the inside as a living space. The distinction that matters is how you plan to use the building and how your county classifies that use. Once you understand that, the comparison becomes a lot simpler.

What Is a Pole Barn?

Post-frame buildings go up faster than stick-frame or concrete block construction, they’re highly adaptable in size and layout, and they handle Washington’s snow load, wind, and seismic requirements without overbuilding. Steel siding and roofing keep maintenance low. The interior is wide open until you decide what to do with it.

What Is a Barndominium?

What changes are the interior: insulation, drywall, plumbing, electrical, HVAC, and whatever else your finished home requires. The name is informal — your county won’t call it a barndominium. It will classify it as a residential structure, and that classification is what actually drives the requirements and the cost.

Barndominiums have grown significantly in popularity over the past decade, largely because they offer wide-open floor plans, faster shell construction than traditional home builds, and a starting cost that feels accessible before the interior finish work begins. They work equally well as full-time primary residences, vacation properties, and rural retreats.

The Similarities Between Pole Barns and Barndominiums

The Differences Between Pole Barns and Barndominiums

The shell is where the similarities end. From there, the interior expectations, permitting classification, and cost trajectory each follow a different path depending on how you plan to use the building.

Interior finish is optional. A pole barn used for storage, vehicles, or a business can remain unfinished indefinitely and still function exactly as intended. Interior finish is required. How Permitting and Use Classification Work for Each

This is where most comparison articles go quiet. Permitting classification determines your code requirements, your timeline, and, in some cases, your financing options. Here’s how the two paths differ in Washington State.

Straightforward permitting in most counties. Agricultural, storage, and commercial pole barns follow a well-established permitting path that most Washington counties handle routinely. Residential classification adds steps. Once a building is permitted for residential occupancy, it moves into a different code category with additional inspections and requirements.
No egress window requirements. Non-residential structures don’t have minimum requirements for egress window size or placement. Egress windows are required. Bedrooms and certain other spaces must have windows that meet minimum size and placement standards for emergency exit.
No insulation minimums for unfinished space. A pole barn used for storage or equipment doesn’t need to meet any insulation R-value thresholds. Insulation R-values are required. A conditioned living space must meet insulation standards for walls, ceiling, and, in some cases, the floor.
Electrical to commercial or agricultural standards. Where electrical is installed, it follows the code appropriate to the building’s commercial or agricultural classification. No plumbing requirement. Non-residential structures have no plumbing requirement unless the use demands it. Plumbing rough-in and fixtures are required. A permitted residence needs a complete plumbing system, including water supply, drainage, and fixtures.
Fire separation generally not required. Standard pole barns without attached living quarters typically don’t trigger fire separation requirements. Fire separation may be required. If the living space shares a structure with a garage or shop, some counties require fire-rated separation between the spaces.
County requirements are generally consistent. Non-residential permitting tends to be more predictable across Washington’s counties. Requirements vary significantly by county. Rural counties often have more flexibility than urban ones, so connecting with your local building department early is essential.

The shell construction cost between a pole barn and a barndominium of similar size is close. Post-frame construction is efficient regardless of intended use. Where the two diverge is everything that comes after the shell, and for barndominiums, that gap can be significant.
